- Torrevieja asking prices continued rising through July 2026 (€2,536/m²); the August index was not yet published at the review date.
- International demand remains structurally important: foreign buyers accounted for 31.03% of registered residential purchases in the Comunitat Valenciana in Q2 2026, and 46.43% across Alicante province (Registradores).
- MOVR agreed or completed 27 sales during June–August 2026. All 27 secured a buyer within two months. 17 of the 27 were in Orihuela Costa, and 14 of the 27 were townhouses.
Asking prices are what sellers advertise, not what buyers pay. Registry prices are provincial and national averages. MOVR figures describe MOVR's own activity. None of the three is interchangeable with the others.
1. MOVR transaction data — June to August 2026
MOVR transaction data
Based on 27 MOVR transactions agreed or completed between 1 June and 31 August 2026. They are not market-wide statistics for Orihuela Costa, Torrevieja, Costa Blanca South or Alicante province.
- 27 properties sold or sales agreed
- Average agreed price across these 27 transactions: €286,012
- 10 of 27 (37%) were MOVR Exclusive mandates

- Areas: Orihuela Costa 17 · Torrevieja 5 · Ciudad Quesada 3 · Pilar de la Horadada 2
- Property types: Townhouses 14 · Villas 6 · Bungalows 5 · Apartments 2
Twenty-seven transactions is a small sample. The shares above describe this set of MOVR sales only — they are not market share, not market pricing, and not a wider-market speed of sale. The average agreed price of €286,012 reflects the mix of homes MOVR happened to sell this summer, not an average market price.
2. Asking-price data — Idealista index
Asking price data
These are advertised asking prices per square metre, published by Idealista. They are not achieved sale prices, and the gap between asking and agreed price varies by property, condition and pricing strategy.

- June 2026: €3,055/m² asking

August 2026 data not yet available at the review date.
Methodology note: Idealista updated/improved its price-index methodology from July 2026, so comparisons spanning this methodological change should be interpreted with appropriate caution.

3. Official transaction data — Registradores, Q2 2026
Official transaction data
Registry data covers completed, registered purchases. The most recent published quarter at the review date is Q2 2026 (April–June), so it overlaps the start of the summer period rather than covering all of it.
Spain
- 167,934 registered residential transactions
- Foreign buyers: 15.98%
- Comunitat Valenciana foreign-buyer share: 31.03%
- National average registered price: €2,487/m²
Alicante province
- 12,298 registered residential transactions
- Foreign buyers: 46.43%
- Average registered price: €2,267/m²
These Alicante figures are provincial. They do not describe Orihuela Costa or Torrevieja specifically, and the 46.43% foreign-buyer share should not be read as a local figure for either market.

What this data does not tell us
Wider-market days-on-market and price-reduction figures for June–August 2026 are not available to us, so this review makes no claim about how quickly homes sold across the market generally. The only verified speed statement is MOVR's own: all 27 MOVR summer transactions secured a buyer within two months.
Equally, firm asking prices through the summer are not a forecast. Asking-price momentum can hold while achieved prices flatten, and nothing in this dataset guarantees that prices continue rising.
What this means if you are considering selling
Pricing. Asking-price indices tell you what competing sellers are advertising, not what buyers accept. Use them to understand the shelf you are competing on, then price against verified evidence of what has actually sold in your area — see the Orihuela Costa market report and the Torrevieja market report.
Buyer pool. With foreign buyers at 31.03% of Comunitat Valenciana registered purchases and 46.43% across Alicante province in Q2 2026, international reach is not optional marketing — it is where a large share of the demand sits.
Timing. Autumn is when summer viewers convert. If you are weighing a sale, the useful next step is a figure for your specific home, plus a clear view of your net proceeds — the selling-cost calculator estimates agency fees, plusvalía, legal costs and non-resident retention.
