Energy certificate (CEE) when selling in Spain

The Certificado de Eficiencia Energética is one of the simplest, cheapest, and most-overlooked requirements for selling in Spain. Here's what it is, how to get one, and how long it lasts.

What it is

A short technical report by a qualified architect or engineer that grades your property's energy efficiency from A (best) to G (worst). It must be officially registered with the regional energy authority (in our area, the Generalitat Valenciana).

Why it's mandatory

Since 2013 (updated by Royal Decree 390/2021), a valid CEE is required to advertise, market and sign any property sale in Spain. The energy rating must also appear on the listing.

How to get one

  1. A qualified technician visits the property (30–45 minutes).
  2. They measure, photograph and assess insulation, windows, hot water, A/C and orientation.
  3. The report is uploaded and officially registered — typically within 5–10 working days.
  4. You receive a PDF certificate plus the registration label for the listing.

Validity and cost

Valid for 10 years (5 years for A-rated properties). Cost for a typical Costa Blanca property: €100–€250 all-in. We coordinate this for our sellers as part of the listing preparation.

Do I really need an energy certificate to sell?
Yes. By Royal Decree 390/2021, a valid Certificado de Eficiencia Energética (CEE) is mandatory to advertise, list and sign a property sale in Spain. The energy rating must appear in the listing itself.
How long is it valid?
10 years from issue, unless the property reaches an A rating which is valid for 5 years. If you've renovated significantly, a new CEE is recommended.
How much does a CEE cost?
