A typical timeline

  • Week 0 — Valuation. Site visit, comparable analysis, written market range — usually within 24 hours, often faster.
  • Week 1 — Preparation. Photography, drone, walkthrough video, paperwork audit, energy certificate ordered if needed.
  • Week 2 — Go live. Listing published on Idealista, Thinkspain, Rightmove, MiMove and Pisos. Paid social campaigns activated.
  • Weeks 3–8 — Viewings and offers. Realistically priced properties in our core areas usually receive a serious offer in this window.
  • Weeks 8–10 — Reservation contract. 10% deposit, lawyers coordinate due diligence.
  • Weeks 10–16 — Notary and completion. Final payment, key handover, 3% retention applied, Plusvalía filed.

What can speed it up

Honest pricing from day one, full paperwork ready before listing, fast replies on offers, and pre-coordinated power of attorney if you're selling from abroad. We handle the last three for you.

What can slow it down

Inflated pricing (forces reductions and resets buyer interest), missing CEE or occupation licence, NIE expired, mortgage cancellation paperwork outstanding, or buyer financing falling through.

FAQ

What slows a sale down most?
Pricing above the market is by far the biggest factor. After that, missing paperwork (energy certificate, occupation licence, IBI receipts) and buyer mortgage delays are the most common causes.
Can I shorten the process?
Yes — three things help most: realistic pricing from day one, all paperwork ready before listing, and being available to respond quickly to offers and notary scheduling.
Does the time of year matter?
Less than most people think on Costa Blanca South. Demand is genuinely year-round thanks to direct flights and remote-work buyers. November–March is often the most decisive buyer window.
